Project Manager

Qualifications
- Minimum of 3-5 years of field experience in managing commercial and light industrial projects over $1 million in value.
- Excellent communication skills and interpersonal abilities, including negotiation skills.
- Must be able to work in coordination with all parties involved in the project and manage/direct on-site project teams to successful completion.
- Basic knowledge of Microsoft Office Suite, managing web-based document storage, and related construction software.
- Willingness to travel
- Must be able to move, carry, or position items weighing at least 50 pounds.Proficient in the use of personal computers including tablet device(s).
Responsibilities
- Ability to develop and execute contract schedules on time and under budget.
- Implement Site Safety Plans with Superintendents according to company Safety policies/procedures.
- Demonstrate the ability to clearly communicate (verbal, written, or electronic means) with the project team, project owners, architects, engineers, and subcontractors to achieve positive results.
- The project manager will coordinate the interrelating activities of subcontractors, suppliers, vendors and customers, design and engineering efforts.
- Plan and acquire all necessary materials, equipment, manpower and subcontractors needed to complete the job on schedule and under budget.
- Ensure work conforms to specifications, adheres to schedules and coordinates site safety program following company safety manual.
- Implement and enforce the company’s safety policies, site specific safety programs, and promote a safety culture on the jobsite at all times
- Plan, direct, manage, oversee, and document all daily activities on the project site.
- Implement, maintain, update, and communicate the project schedule to all members of the project team and management team.
- Implement, maintain, and enforce the company’s quality control plan
- Upload and maintain all company documentation in the construction software. Reporting requirements include, but not limited to, daily job reports and photographs, daily manpower reports, tool box talks, progress plans, labor reports, and customer specified reporting related to the project.
- Enforce the company’s safety program ensuring the safety of all people on the job site (construction and non-construction).
- Monitoring and ensuring on-site compliance of all OSHA guidelines.
- Demonstrate the ability to promote positive subcontractor relationships thru handling subcontractors and vendors in a professional and fair manner consistent with the company’s core values.
- Ensure proper materials, tools, and equipment are on site to perform work required.

Accountant

Qualifications
- Minimum of 5 years of Controller/Accounting Manager experience, commercial construction industry experience preferred.
- Bachelors of Accounting, Finance, or relevant degree.
- Excellent knowledge of accounting regulations and procedures, including the Generally Accepted Accounting Principles (GAAP)
- Hands-on experience with construction accounting software, Sage experience preferred
- Advanced Microsoft Office skills
- Experience with general ledger functions
- Strong attention to detail and good analytical skills
- CPA or CMA certifications preferred
Responsibilities
- Demonstrate the ability to clearly understand and manage all accounting transactions.
- Ability to effectively communicate with operations team, project owners, subcontractors and other workers.
- Prepare budget forecasts and assists operations team in review of budget-to-actual results.
- Complete monthly, quarterly and annual closings

Qualifications
- Organizational skills and ability to manage multiple projects.
- Review, create, submit quality estimates with detailed proposals.
- Prepare high level quantity and manpower take-offs.
- Prospect and procure new opportunities for bid.
- Comprehensively analyze plans, specifications, proposals and additional documentation to prepare bid estimates for projects.
- Attend site visits, pre-bid meetings, jobsite walk-throughs, bids, and coordination meetings.
- Must maintain an extremely professional working relationship with clients, subcontractors, and peers.

- Accounts Payable Input (Invoices, Receipts) for Mefford Contracting and rental properties
- Create payable list and review with CFO and/or President.
- Ensure ALL subcontractors have updated W-9’s and COI’s on file.
- Print Vendor Checks and call Subcontractors to request Lien Waiver, updated w9 and COI if needed, before processing check further.
- Bring signed lien waiver, w9, updated COI to President to sign checks. Mail checks.
- Review all ONLINE bills and ensure payments are made on time. Including but not limited to:
- Worker’s Comp Insurance—monthly
- General Liability Insurance – monthly
- Debt payments – monthly
- Verizon bill – monthly
- Vehicle lease/note payments – monthly
- Perform Credit Card Reconciliation and request any missing receipts from cardholders.
- Perform month end bank reconciliations.
- Update Monthly KPI, overhead tracker, and PM Bible.

Office Manager/Receptionist Duties
- Attend monthly trainings, meetings, and company events
- Maintain the office supply checklist and make weekly supply runs, as needed

- Maintain office appearance—trash, cleaning, landscaping and maintenance needs (create schedules)
- Manage internal communication—phone, email, video conferencing, mail

- Ability to self-perform concrete, rough/finish carpentry and/or drywall finishes.
- Ability to operate machinery such as forklifts, skid steers, excavators, etc.
- Must be able to work in coordination with all parties involved in the project and manage/direct on-site project teams to successful completion.
- Able to work with and direct company provided labor.
- Able to work in all elements of the outdoor environment (heat, cold, rain, snow, wind, etc).
- Capable of working in physical positions including, but not limited to, standing, sitting. Kneeling, squatting, bending over.
- Willingness to travel
